Ceci est une suite à ma réponse d'hier.

Les événements nous ont forcé au déménagement dans notre dernier édifice; C'est un heureux coup du hasard; il semble que tout va pour le mieux, staffs et stats.

Le management int ou autre a démontré qu'il était capable de se tromper, hélas, (et peut-être pas hélas), Si on les avait écouté, on serait encore à s'enliser sur la 1ère avenue, c'est indiscutable.

Ron dit que l'administration va exiger du jugement, donc pas de positions rigides rigides. À Montréal il y eut accomodation raisonnable, financièrement.

Rien que les économies de loyer de la 1ère ave. peuvent supporter les intérêts de $700,000; en ajoutant les économies de taxes municipales (j'espère) on va chercher probablement plus de $110,000 par année ; on peut même négocier un emprunt pour l'intérêt seulement (question de se protéger pour ne pas s'en mettre trop sur le dos) quitte à rembourser selon les revenus réels.

Alors on peut envisager un petit emprunt de 8 ou 900K (ce n'est pas beaucoup par rapport à 2, 3 ou 4 millions, un créancier ne devrait pas être nerveux) pour en terminer (ou commencer) au plus tôt.

Et les revenus vont être boostés. C'est sûr!

Je rêve encore à ce projet d'Org.

Je me demande si nous avons l'exemption de taxes municipales. C'est que peut-être l'on refuserait sous prétexte d'occupation partielle; eh! bien voilà un bon argument: les église catholique il y a 50 ans avaient 100% d'occupation avec donc 100% d'exemption; aujourd'hui elles sont occupées à 5% ou 10% max. avec.....encore 100% d'exemption! Je crois que nous méritons le même traitement.

Guy P. nous donnait une échéance du 15 juin; faut donc régler les finances bientôt,.... de la façon dont j'ai suggéré s'il n'y a pas d'alternative sûre et rapide. Y en a-t-il une ?

En procédant vite, par exemple avec l'aide de nos agents immobiliers, nous pourrions ouvrir, peut-être et c'est possible, pour la rentrée des classes ou peu après.

Pour ce qui est de la comm sur faire une hypothèque, je ne suis pas d'accord car c'est la paye des staff qui va payer cette hypothèque.

I still dream for this project Org.

I wonder if we have an exemption from municipal taxes. Because maybe we refused on the pretext of partial occupation; eh! although this is a good argument: the Catholic church 50 years ago had 100% occupancy, therefore, with 100% exemption; today they are occupied by 5% or 10% max. ..... with another 100% exemption! I think we deserve the same treatment.

How are they going to achieve a tax-exempt status..? I thought Gregg in Toronto already put a stop to that plan at the turn of the century. ;)
Also, I think this safely demonastrates that Scn Québec is low on the money... way to go enturbulate so early.

As per La Presse, July 17, 2007, the price paid for the new property in Quebec City was $1.9 million in February 2006.

The email above suggest that the international management of Scientology didn't want them to move in the new building (Am I getting this right? If so, why would that be?)

I suspect the author of the email meant "$70,000" rather than "$700,000" in interest (Given that he further says that they could reach extra cash flow of $110,000 a year.) $70,000 in yearly interest at 6.5% rate very roughly represents over a $1,000,000 mortgage.

I also understand that the revenue for the Quebec City outlet are between $2 and $4 million a year.

So here is what I understand: they want to move to their new building, borrowing (For the operating expenses/renos?) for the purpose, and assuming an increase in recruitment such that everything will pay for itself in the end. The only problem with this plan is that all stand on the assumption that "Gross Income" will go up. if there is actually no increase in recruitment, the whole thing is a big fat fail (Interest-only mortgages are a scary thing, and the author of the email open the door for such a thing.)

I find amusing also that they disregard "int management" (Mutiny? That would be quite something...)

Question: is the new property in Quebec City located near a cegep, university? The Montreal one is. I suspect they consider these young as their best prospects and are acting on this (see Jeff Hawkins' book.)

Here's what's really important to realize: This organization does not have the cash to buy a building, and clearly by what they're saying they are not as strong financially as we are led to believe. They even had to negotiate an interest free loan !

That means they need a steady stream of income to continue to operate. If you guys continue to discourage potential customers by doing random flash raids, much of their income will be cut off.

So, please: flash early, flash often !

Not an "interest-free loan," an "interest-only loan," that's the way I read it. I wasn't even aware there was such a thing available in Québec, so I think what the author might have meant is to borrow in order to pay for the annual interest due on the mortgage?

Further explanation would be welcome by France, if just to warn where we are wrong in our analysis.

That was federal, and most provinces do hook any religious status to federal charity status (denied in 1999), but Québec is a special case. Some of the taxation is handled provincially, and Québec is sometimes lighter on groups like Scientology and the Raelians (although they were supposed to be evacuating their Québec UFO base to California).

On the other hand, it could be that they're acting like they have a tax-exemption in hopes that no one will question if they really do have it, or still have it if they had one in the past. Getting definitive statements on religious tax status from offices at all levels in Canada is like pulling teeth, and they don't seem to talk to each other very much.

That's one of the reasons we have the whole subprime mess we have in California. People buying houses they can't afford.

In the case of scientology, that's great.

We just have to reduce their income and they won't be able to make the payments and will shut down.
