Les événements nous ont forcé au déménagement dans notre dernier édifice; C'est un heureux coup du hasard; il semble que tout va pour le mieux, staffs et stats. Le management int ou autre a démontré qu'il était capable de se tromper, hélas, (et peut-être pas hélas), Si on les avait écouté, on serait encore à s'enliser sur la 1ère avenue, c'est indiscutable. Ron dit que l'administration va exiger du jugement, donc pas de positions rigides rigides. À Montréal il y eut accomodation raisonnable, financièrement. Rien que les économies de loyer de la 1ère ave. peuvent supporter les intérêts de $700,000; en ajoutant les économies de taxes municipales (j'espère) on va chercher probablement plus de $110,000 par année ; on peut même négocier un emprunt pour l'intérêt seulement (question de se protéger pour ne pas s'en mettre trop sur le dos) quitte à rembourser selon les revenus réels. Alors on peut envisager un petit emprunt de 8 ou 900K (ce n'est pas beaucoup par rapport à 2, 3 ou 4 millions, un créancier ne devrait pas être nerveux) pour en terminer (ou commencer) au plus tôt. As per La Presse, July 17, 2007, the price paid for the new property in Quebec City was $1.9 million in February 2006.
The email above suggest that the international management of Scientology didn't want them to move in the new building (Am I getting this right? If so, why would that be?) I suspect the author of the email meant "$70,000" rather than "$700,000" in interest (Given that he further says that they could reach extra cash flow of $110,000 a year.) $70,000 in yearly interest at 6.5% rate very roughly represents over a $1,000,000 mortgage. I also understand that the revenue for the Quebec City outlet are between $2 and $4 million a year. So here is what I understand: they want to move to their new building, borrowing (For the operating expenses/renos?) for the purpose, and assuming an increase in recruitment such that everything will pay for itself in the end. The only problem with this plan is that all stand on the assumption that "Gross Income" will go up. if there is actually no increase in recruitment, the whole thing is a big fat fail (Interest-only mortgages are a scary thing, and the author of the email open the door for such a thing.) I find amusing also that they disregard "int management" (Mutiny? That would be quite something...) Question: is the new property in Quebec City located near a cegep, university? The Montreal one is. I meant to say "interest-only".
That's one of the reasons we have the whole subprime mess we have in California. People buying houses they can't afford. In the case of scientology, that's great. We just have to reduce their income and they won't be able to make the payments and will shut down. Keep it up guys! |
